My Approach


Simply stated I firmly believe income-producing, multi-family rental properties outperform most alternative investments over the long term.

In today's particularly volatile investment climate preservation of capital is a primary goal and concern. Therefore investing in land-locked areas, where new construction and competition is unlikely, would be the first criteria in selection.

Building a portfolio of small, boutique group of properties for investors is my expertise. I have dedicated my career to the field. My approach has always been to treat every investor's funds as if they were my own. This means vigilance, lean management, a hands-on approach where nothing is taken for granted and opportunities and risks are monitored constantly. Because of my confidence in this model I have always been remunerated based on performance and performance only.

Capital appreciation has been created over time through a consistent regime of rent increases and value-added improvements. Cash flow is maximized using constant and professional property management. Later property dispositions are maximized through conversions or sales providing investors with long-term capital gains benefits.

I have brought to each investment a unique blend of experience in leasing, sales, management, accounting and partnership formation using the path of least resistance, resulting in profitable operations. My extensive and intimate knowledge of local markets, government programs and regulations as well as the real estate industry as a whole allows me to navigate the intricacies of landlord/tenant, municipal, community and investor relationships.

Flourishing and surviving a number of difficult economic cycles only reinforces my belief that I possess the talents, skills and mindset necessary to be a successful real estate investor and investment leader.

Social Responsibility


A place to call “home” is a basic human need and desire. As a socially responsible business man I pride myself in having helped families and individuals reach this dream and avoid the perils of overcrowding, dangerous neighborhoods or homelessness. With my expertise in government assisted housing programs (Section 8), as well as my hands-on approach to managing well-maintained, financially diverse properties, I have been able to serve the housing needs of lower income people while remaining faithful to my obligations to my investor partners.

Especially during these challenging and unique times I see it as my responsibility to operate Apartment Income, Inc. in the most legal and ethical way. Respect for individuals, honoring families, civic duty, environmental sensitivity can partner with fiscally competency and financial reward. I know, because I have done it.
